Roof Inspections in Barrington, NJ

Most people have never seen their own roof. An hour up there turns a vague worry into a list of what is sound, what is wearing and what is worth doing now rather than later.

What an inspection is for

Not to find something to sell you. The useful output is a clear picture: roughly how old the covering is, how much life it has left, which details are the weak points, and whether anything needs attention before the next season. Sometimes the answer is that nothing needs doing for five years. That is a result worth an hour of somebody's time, and it is why the visit costs nothing.

What gets looked at

  • The field

Granule cover, lying flat or lifting, and whether the courses are still bonded to each other.

  • Flashing

Chimney, sidewalls, dormers and skylights, which is where most of the failures start.

  • Valleys

The highest-volume part of any roof and the first to show wear.

  • Penetrations

Pipe boots, vents and anything bolted through the covering at some point in the past.

  • Gutters and edges

Grit in the trough, the state of the drip edge and whether water is getting behind the fascia.

  • Underneath

Decking, rafters and airflow from the attic where access allows, because ventilation decides lifespan.

Good moments to ask for one

Ahead of a sale, on either side of the transaction. The spring after a hard winter. When the house next door is having its covering taken off and yours went on the same summer. Or when a roofer gave you a number without ever going up. There is no need for anything to be wrong. Knowing what you own is reason enough.

What you are left with

Photographs of anything that matters and a written account of the condition, in plain language rather than trade shorthand. If work is worth doing, the figure for it sits alongside, itemised. If it is not, the report says so and you have lost nothing but the hour.

Start with the free inspection

We come out, go over the roof properly and leave you with a written figure. Nothing is charged for that and nothing is booked off the back of it.
