Roof Leak Repair in Barrington, NJ

Water travels along rafters and sheathing before it shows on a ceiling, so the mark indoors is a clue rather than an address. We find the opening first and price the repair second.

Why the stain is not the hole

Water finds the lowest route along whatever it lands on. It can enter at a chimney, run six feet down a rafter and drop through a ceiling in a different room. Patching directly above the mark is the most common way a leak gets repaired twice. So we work from both sides: the attic or the top floor first, following the track back uphill, then the roof itself to confirm the opening. Only then is there anything worth pricing.

Where they usually come from

  • Flashing joints

Chimneys and sidewalls account for more of the leaks we find than failed shingles do.

  • Valleys

Especially where a previous repair has laid shingle over metal instead of into it.

  • Pipe boots

The rubber hardens and splits, and the gap is small enough to miss from the ground entirely.

  • Ice at the eaves

Melt refreezing at the cold edge and backing water up under the courses.

  • Nail holes

From an old aerial, a satellite bracket or a previous repair, sometimes sealed and long since dried out.

  • Ventilation

Condensation on a cold deck that looks exactly like a leak and is not one, which changes the fix entirely.

What to do before we arrive

Put something under it, photograph it while it is wet, and note roughly how long after rain starts the drip appears — a fast drip and a slow one point at different things. If a ceiling is bulging, pierce it deliberately at the lowest point into a bucket rather than letting it come down on its own. Then call. We work normal hours rather than through the night, so tell us what you can see and we will give you the first slot that is genuinely useful.

After the repair

We will tell you what to watch and for how long. A stain that has been there a while does not disappear once the water stops, so the test is whether it grows after the next heavy rain rather than whether it fades. If it does grow, we come back and keep looking — a leak we have priced is a leak we have taken on.
