Replacement
Roof Replacement in Barrington, NJ
When the field is losing grit everywhere and patching only moves the next call forward, the covering comes off and a new one goes on — with every part of it written down first.

By what is coming off and what is going back on, not by a rate per square foot. Two roofs the same size can be thousands apart because one has a single layer over sound decking and the other has three layers, soft boards at the eaves and a chimney that has needed new flashing for a decade. That is why the inspection comes first and the estimate comes afterward, with the tear- off, the decking, the underlayment, the flashing, the ventilation and the disposal each on a line of its own. Every line shows what it buys, and what moves if you pick a different shingle.
What a full replacement covers
Tear-off and disposal
Every layer down to the deck, into the container, and off the property the same day.
Decking made good
Soft or delaminated boards replaced where we find them, with the count agreed before the saw comes out.
Underlayment and ice barrier
Synthetic underlayment across the field and a membrane at the eaves and valleys where the pitch calls for it.
Flashing renewed
Chimney, sidewalls, step flashing and vent collars replaced rather than reused and sealed over.
Ventilation balanced
Air in low and out high, the two sized against each other, because new shingles over a baking deck wear out early.
The sweep
Magnet across the lawn, the drive and the beds, twice, before anybody leaves.
Choosing the shingle
Architectural shingles are the sensible default on most houses here: they lie flatter, they handle wind better than a three-tab, and the price gap has narrowed to the point where the cheaper option rarely pays. Above that there are heavier profiles that look closer to slate and carry longer manufacturer terms. We will show you what each one does to the figure and leave the choice with you. Nothing on the estimate changes without you agreeing to it first.
How long it takes
Most houses in the borough are a one or two day job once the material is on site. Steeper pitches, cut-up roofs with several valleys, and anything where the decking turns out worse than it looked add a day. We tell you the night before rather than leaving you waiting on the drive, and no covering comes off unless it can be made watertight again the same day.
Start with the free inspection
We come out, go over the roof properly and leave you with a written figure. Nothing is charged for that and nothing is booked off the back of it.
